| Lowe's - Tenney Mtn. Highway, Plymouth, NH. Comprised of a 111,724 sf Lowe's Home Center with an attached 27,777 sf Garden Center, a 13,013 sf Pharmacy, and a 200-seat restaurant, this multi-faceted center will be a vital addition to the Plymouth retail market. Located along the Tenney Mountain Highway corridor, the project is at the epicenter of an area the Town's Master Plan has targeted for commercial growth. However, such a prime location did not come without difficulties. Partially encumbered by the Baker River's floodway and entirely in the 100-year floodplain, the development required the seasoned experience of Jones and Beach to successfully bring it from concept to reality. Leading a substantial team of experts, the firm was able to provide all the components necessary for the approval of the plan at both the Municipal and State levels. Including a complete HEC-RAS analysis and separate Fluvial Geomorphology Study of the Baker River, a Phase II Archaeological Investigation, and a comprehensive environmental assessment, the project team prepared countless individual studies evaluating the potential impact to the site and its surroundings. Resultant of this careful consideration of the site's environmental context, only 12.5 acres of the 77.46-acre parcel will be developed and over three-quarters of the total area will placed in permanent conservation easement. Offsite, extensive roadway improvements for a 1,880' section of Tenney Mountain Highway and an additional 675' portion of Highland Street will contribute a substantial investment in the regional transportation network. To accommodate aesthetic concerns, Jones & Beach tirelessly worked with the Town to adjust the site's landscaping and architecture to harmonize with the character of the community. Once completed and fully integrated into the vibrant local economy, the development will stand as yet another hallmark of Jones & Beach's unwavering commitment to excellence. |
