Located at the intersection of Route 101 and Route 125, this 48.67-acre parcel was developed with 277,000 S.F. of retail space, movie theater and restaurants. The proposed retail development impacted 7.31-acres of forested wetlands within 29-acres of on-site disturbance; mitigation included a conservation easement on 12.87 acres on-site and 109 acres off-site. Two wet basin detention ponds totaling 90,000 S.F. in size were designed for stormwater management which incorporated the use of Multi-Stage Discharge Structures (MSDS). Jones & Beach Engineers, Inc. (JBE) handled the Federal 401 Water Quality Certificate (WQC), Town Planning Board and Zoning Board of Adjustment Approvals, NHDES Dam Permit, NHDES Site Specific Permit, Existing Conditions Survey, Construction Survey and Construction Supervision. Construction management was coordinated with Severino Trucking Co., Inc.
